Frequently asked questions

How is loan interest calculated?

On the outstanding balance each month, not the original amount. Your EMI stays the same but the split inside it moves: early on most of it covers interest, later most of it reduces the balance. That is why a loan repaid halfway through has usually cleared far less than half the principal.

Why is my total interest so much higher than the rate suggests?

Because the rate is annual and the loan runs for many years. A 20-year loan at 8.5% pays roughly as much in interest as the amount borrowed โ€” the tool shows the interest as a share of everything you repay, which is usually the number that surprises people.

Does a longer tenure cost more?

Much more. Stretching a loan lowers the EMI but raises the total interest sharply, because the balance stays high for longer. Compare the total repayment column, not just the monthly figure โ€” a tenure that halves the EMI can more than double the interest.

What is an amortisation schedule?

A month-by-month table of how each payment splits between interest and principal, and what is left owing. It is what tells you whether prepaying is worthwhile and how much of the loan you have really cleared.
